Styling Your Home for Sale and Presentation

Here are some vital tips for presenting your home for sale.

1. De-clutter your living spaces. Start first on the kitchen area. Clear all clutter on bench tops,window sills and clean all surfaces. All papers,bills,debris, file neatly away.

MOTTO: When in doubt – chuck it out!  Or at least store it away!

2. Re-arrange living room for a good spacial flow & layout. Any pictures on walls should be placed at eye level and curb all the personal pics and effects scattered throughout.

Minimalism is best as most potential buyers can’t imagine themselves living in that space with your accumulated clutter.

3. Add some bright funky cushions to your existing sofas to modernize and enhance the setting and place a nice rug under the coffee table (maybe shagpile or something contemporary ) to complete and define the living area.

Lighting is paramount for ambiance, so include a modern standard lamp or side table and lamp.

Accessories and modern art play a huge role in creating the ‘wow’ factor and clever use of colour is most important.

These are the important factors which brings it all together.

4. Beds should be dressed up  with modern duvets/plump pillows/valances/ cushions/bedside cabinets and stylish lamps. These don’t have to be expensive-go for style.

5.Bathroom: Add soap pumps/quality towels and choose colours to co-ordinate the existing.theme.

6. Don’t forget the entrance area. This is the first introduction to your home. Add a hall table with a floral arrangement or maybe a candleabra with canvas artwork above. (Abstracts work well in most settings.)

When having an open  home – make sure you have some music playing in the background. Light jazz works well or easy listening classics. This helps curb the awkward silences and helps people to linger longer to create a ‘connection’ with prospective buyers.

Brass is a buttery yellow alloy of zinc and copper which has been manufactured for thousands of years all over the world. The uses of brass vary depending on the percentages of zinc and copper, and which other metals have been added to alloy to bring out specific properties, but they include cartridge cases for weapons, pipes, weatherstripping, decorative accents on homes, musical instruments, and household ornaments. The color of the alloy will also vary, depending on the amount of zinc: brass gets lighter in color with additional zinc, and can reach a pale yellow stage.

Basic brass has approximately 67% copper and 33% zinc, making it stronger and more durable than copper, although not as strong as metals like steel. Alloys with even less zinc start to turn reddish in color, and are sometimes called red brass. Other metals are sometimes added to the alloy include lead to make brass more workable by machine, tin, arsenic, and antimony to resist corrosion, and iron to make the brass harder and easier to forge.

Numerous terms are used to talk about brass including “cartridge brass” and “Dutch brass,” but in the United States, brass is assigned a number under the Unified Numbering System. All brass alloys are first designated by the letter C, for copper, followed by five digits that provide specific information about that alloy. If the number starts with one through seven, the brass can be machined or forged, while numbers starting eights and nines refer to brass which can only be worked through casting.

 In 1746, the properties of zinc came to be more generally understood, and England patented the technique for producing brass in 1781. By 1852, brass had paved the way to early automatic weapons, as cartridges made from brass could expand to fill the breech of the gun during firing and then contract for rapid removal afterwards.

Commercial brass is usually lacquered to resist corrosion, as the metal is highly subject to corrosion. Caring for brass around the home should take this lacquer into account, as you do not want to accidentally remove it. Never use highly abrasive cleaners on brass, as they can scratch it. If you know a brass is lacquered, use a specialized brass polish in very small amounts to lay a thin layer of protection on the brass, and buff it out. For raw brass, clean with alcohol or a very mild abrasive before polishing and rubbing with olive oil to resist corrosion. Should brass become tarnished, use an acidic solution like vinegar or ammonia to lift the tarnish, or use a mixture of lemon and salt to gently rub out the tarnish before polishing.

I’m a 41 year old, plus sized woman and my Mom gave me a $100 gift certificate to Victoria’s Secret. Underwear has always been a big thing to my Mom, but I’m the kind of person that if I need it, I’ll buy it, it’s not a “splurge” or a “luxury”. Plus, I feared and was put into the situation of being a fat, older woman shopping in a store designed for skinny 20-somethings (most girls get the certificates from their boyfriends). I found the least disliked perfumes, but they were all sickeningly sweet and pretty much smelled alike, and when I got them home, I hated them all.

I have to set up the sewer and water on my land, and it will cost me about 4,000 dollars. Do most mobile home loan companies work with you on that? If not, where else can i get a loan for it?

Is the sewer and water to the site or at the roadway/etc? Yes basic connection is included but you might have to negotiate with someone else to get the utilities to the site where the trailer will sit.

Just ask the company what they provide. Are you paying anything down? If not you go into this completely upside down.
